Our approach
Selling a building you built up or held for years isn’t something a formula can settle. We take the time to understand yours before putting a number on anything.
Why sell to Socle
From the first conversation, we tell you whether the building fits our criteria and what information we need to continue the analysis.
You deal directly with the team reviewing the transaction. No commission is payable to Socle.
The closing date and some terms are discussed with you, depending on the transaction.
No public listing and no repeated showings. The whole process is handled discreetly.
Every building has its own story.
We take the time to understand it,
without wasting yours.
Process
We talk about the building, your situation and the timeline you have in mind. This conversation commits you to nothing.
If the building fits our criteria, we visit the property and review the leases, the expenses and the work ahead, among other things.
If the analysis is conclusive, we may present an offer to purchase setting out the price, the conditions and the key dates.
Once the conditions of the offer to purchase are met, the transaction closes on the agreed timeline.
What we buy
Our price
We look at the income, the expenses, the condition of the building and comparable sales. We then walk you through exactly how the offered price was set.
If the building doesn’t fit our criteria, we tell you in the first conversation.
